What is Essential Safety Measures Maintenance (ESM)
ESM Maintenance is a routine service that applies to fire protection systems and equipment. This schematic is applied for specific routine service requirements and equipment.
Evidence is required in the form of records and reports of completion regarding the periodic inspection and preventive maintenance required by the Australian Standard AS 1851-2012.
What is Included in ESM?
ESM Maintenance ensures the reliable integrity, functionality and the performance of fire protection systems and equipment.
The offered package includes inspection, testing as well as preventive maintenance and survey requirements to demonstrate that the installed fire systems and equipment are achieving a set standard of performance.
This standard is applied to the premises containing the relevant systems regardless of building age.

Service Information
Current legislation states the responsibility for the maintenance of essential safety measures is placed on the owner, agent or property manager. This is mandatory to ensure consistent compliance to the liabilities entailed in such responsibility.
This responsibility requires the conducting of routine inspections, relevant testing and repairs to ensure the building meets it’s compliancy criteria.
Routine Service Records
The following records are necessary to meet compliance with Australian Standard AS 1851-2012, this includes:
Inspection Logbooks, Service Tags, Service Labels & Summary Records.
Each service record varies depending on the specifics of the protection system being serviced.
Tactical Essential Services (TES) will provide all the necessary records and documents required to keep everything compliant.
Yearly Condition Report
This is a report prepared on an annual basis for the responsible party, it summarises the following:
- Routine service activities.
- Operational status.
- Identified defects and non-conformances.
The Provided documents, reports and summaries are 100% compliant and ready for Auditors to complete the routine Annual Essential Safety Measures Report (AESMR).
On the day Inspection Results / Reports
These reports capture the PASS/FAIL criteria as a result of the routine service.
Records will be captured using the following:
- Hardcopy Log Book – to be present On-Site.
- Digital/Electronic report – provided directly to the customer.
- Service Tags and Labels with summary records.
